Service Overview

Concrete Repair Built for Houston Wear

Concrete in Houston wears out from the outside in. Gulf humidity rusts the rebar until it swells and shoves the surface off. The expansive clay underneath swells and shrinks with every wet and dry spell. Then 52 inches of rain a year keeps slabs wet enough to spall, crack and heave into trip hazards. Concrete repair and restoration fixes the surface and the cause before a small flaw turns into a full tear-out. Jimenes Construction self-performs that work with our own crews, 23 years working concrete behind every call, and repairs engineered for how Houston clay and weather actually move.

We fix the surface, protect it, and tell you the truth about what is worth saving. Our own crews grind, saw, patch and resurface for property managers, general contractors, HOAs and homeowners across Greater Houston. Nothing gets brokered out to a crew that never sees the finished job.

This page is about surface and durability repair: spalling, cracks, worn slabs, failed joints and trip hazards. If your slab has actually moved, dropped at a corner or cracked apart, that is a different fix. Our foundation repair page is where to start. Once a repair is sound, a concrete coating keeps it that way. If a slab is too far gone, we will price a new driveway or walkway instead.

Coverage

Concrete Repairs We Self-Perform

Each one is its own fix with its own materials. We handle all six in house.

Spalling & Surface Repair

Flaking, scaling and pop-outs ground back to sound concrete, then patched with polymer mortar. Common on Houston drives, patios and dock aprons after years of humidity and salt.

Crack Repair & Filling

Hairline shrinkage cracks sealed, and working cracks routed and filled with epoxy or polyurethane. We match the filler to whether the crack still moves.

Resurfacing & Overlays

A bonded overlay or micro-topping over a worn but stable slab, so you get a fresh surface without a full tear-out. Good for tired garage floors and porches.

Trip-Hazard Grinding

Lifted sidewalk and slab edges ground flush to cut the ADA trip liability. Faster and cheaper than replacing the panel when the concrete is otherwise sound.

Joint & Control-Joint Repair

Failed control joints and expansion joints cleaned, backer-rodded and resealed so water stops getting under the slab and blowing out the edges.

Rebar & Delamination Repair

Rusted rebar cleaned or replaced, spalled cover chipped out and rebuilt. Gulf humidity corrodes steel and pushes the concrete off in sheets if it is left alone.

Our Process

Our Concrete Repair Process

Five steps, the same on a cracked driveway and on a warehouse floor. Call (832) 576-3278 to start at step one.

  1. 01

    Site Walk & Cause Check

We look at the concrete and find the real cause first. Surface wear gets repaired. Movement or a dropped slab points to foundation work, and we say so.

  2. 02

    Written Repair Scope

A line-item quote: what gets ground, filled, patched or resurfaced, the materials, and any panel we think is past saving. No vague lump sum.

  3. 03

    Prep & Removal

We saw, chip and grind back to sound concrete. Loose material, rust and old sealant come out so the new work bonds instead of peeling later.

  4. 04

    Patch, Fill & Resurface

Bonding agent, then polymer mortar, crack filler or overlay to spec. Trip edges ground flush, joints reset with backer rod and sealant.

  5. 05

    Seal, Cure & Sign-Off

The repair is cured, joints are resealed, and we walk it with you. We can seal or coat it the same visit to slow the next round of wear.

How much does concrete repair cost in Houston?

There is no flat rate, because a hairline crack and a spalled dock apron are two different jobs. The concrete repair cost comes down to how much sound concrete is left, the size of the area, and the material the fix needs. A crack seal or joint reseal is the cheapest. Spalling, resurfacing and rebar repair cost more because there is grinding, chipping and patching involved. We do not publish a price per square foot, because a number given before we see the slab is a guess. Ask for the free written estimate, where every item gets its own line.

Can you repair cracks in my concrete, or does it need to be replaced?

Most cracks are repairable. What matters is whether the crack still moves.

  • Hairline shrinkage cracks get sealed and go away.
  • Working cracks get routed out and filled with a flexible polyurethane.
  • Cracks from a slab that has dropped or heaved are a different problem.
If the concrete has moved, filling the crack just buys a few months. That points to foundation repair. We will tell you which one you have.

What makes concrete spall and flake in Houston?

Spalling is when the top layer flakes, scales or pops off. In Houston it usually comes from two things.

  • Gulf humidity and salt rusting the rebar, which swells and pushes the cover off.
  • Water sitting on a slab through 52 inches of yearly rain and freeze-thaw snaps.
We grind back to sound concrete, treat or replace rusted steel, then patch with polymer mortar. Sealing or a concrete coating afterward slows the next round of damage.

Is resurfacing better than pouring new concrete?

It depends on the slab underneath. A bonded overlay or micro-topping gives you a fresh surface for less money and less mess, with no full tear-out. That works when the concrete below is stable and just worn on top. If the slab is cracked through, sinking or hollow, an overlay only hides the problem. For a driveway or walkway that is past saving, a new driveway or walkway is the honest call, and we will price both.

How do you fix a trip hazard on a sidewalk?

A lifted panel edge gets ground flush with the panel next to it. It is faster and far cheaper than replacing the whole section, and it clears the ADA trip liability. The ADA flags vertical changes over 1/4 inch, and 1/4 to 1/2 inch has to be beveled. We grind the offset down to meet that, on public walks and on your own ADA walkways. If the panel is shattered or still rising, grinding will not hold and we replace it instead.

Do you seal or coat the concrete after the repair?

Yes, and we recommend it. A raw patch or overlay wears the same way the old concrete did unless you protect it. We can seal or coat the surface on the same visit once the repair has cured. See concrete coatings for the finishes we run. Sealing joints and edges also keeps water out from under the slab, which is what causes most spalling and edge blowouts here. Call (832) 576-3278 and we will look at it.
