Why We Know Houston

Houston is the largest city in the United States with no zoning code. What governs your lot instead is Chapter 42 of the city ordinance and whatever deed restrictions were written into your subdivision, sometimes in the 1940s. That is why two neighboring lots can have completely different answers about what you are allowed to build, and why the first thing we do is read your restrictions rather than guess from the street.

Under all of it is Beaumont Formation clay. It swells when it rains and shrinks when it does not, and that annual cycle is behind most of the foundation failures in this city. We have been pouring on it as a Houston concrete contractor since 2002. We know that a slab that works in Katy sand is the wrong slab off Aldine, that post-tension and drilled piers exist for a reason here, and that the geotech report is the cheapest part of the job.

Then there is the water. Atlas 14 rewrote the rainfall numbers in 2018 and detention requirements went up with them, and the post-Harvey floodplain maps moved finished-floor elevations on a lot of lots that never used to worry about it. Our crews are self-performed and our yard is inside the city, so we are on your site the same week you call.

Do I need a permit for this in Houston?

Almost certainly. The Houston Permitting Center at 1002 Washington Ave reviews residential and commercial work inside the city limits, and Harris County Permits handles unincorporated lots. We pull the permit and schedule the inspections as part of the job.

Houston has no zoning. Can I build whatever I want?

No, and this is where people get caught. Houston has no zoning code, but Chapter 42 of the city ordinance still sets lot size, setbacks and parking, and your subdivision's deed restrictions can be stricter than anything the city would require. We read your restrictions before we draw anything.

Why do so many Houston foundations fail?

Beaumont Formation clay. It swells when it rains and shrinks in drought, and that annual movement is what cracks slabs and drops beams. The fix is designing for it up front: a geotech report, then a post-tension slab or drilled piers down to stable soil.

My lot is in a floodplain now and it was not before.

That happened to a lot of lots after Harvey, when the maps were revised. It usually means a surveyed elevation certificate, engineered fill or a raised structure, and floodplain sign-off. We build on these regularly and will tell you up front what the elevation adds.

Do you subcontract the work out?

No. Concrete, steel and site work are all self-performed by our own crews. That is the whole point of the way we are set up, and it is why there is nobody to point fingers at when something needs checking.
