The clay under this city carries a plasticity index in the 40s and 50s. It swells when it takes on water and shrinks when it dries out. The active zone runs 8 to 20 feet deep. Houston averages about 52 inches of rain a year, so soil moisture never sits still. We design foundations to handle that movement under IBC 1808.6 and pour 3,000 to 4,500 psi mixes.
Yes. Inside city limits the permit comes from the City of Houston, and Chapter 19 sets the flood elevation rules. In unincorporated areas the permit comes from Harris County. Harris County also restricts fill in the 100-year floodplain, so those foundations often go on piers instead. We pull the permits and book the inspections on your job.
Texas does not license general, concrete or steel contractors, so no Houston contractor can hand you a state license number for this work. Here is what we carry: $2M general liability, workers compensation on every crew member, and permits pulled in our own name. Certificates of insurance go out with every proposal.
Structural work carries a 10-year warranty. Workmanship carries 1 year. Both are written into the contract before the first pour, along with the scope and the price. If something moves or cracks beyond normal shrinkage, call (832) 576-3278 and we come look at it. For work that has already failed, start at foundation repair or concrete repair and restoration.
