Epoxy Floor Coatings
High-build epoxy for garage floors, warehouses and shops. A tough, seamless surface that shrugs off forklift traffic, oil and dropped tools.
Commercial & Residential Concrete
Epoxy, polyaspartic and urethane floor coatings for garages, warehouses, showrooms and kitchens across Greater Houston. Ground, moisture-tested and installed by our own crews, built for Gulf Coast humidity.

Service Overview
Most concrete coatings in Houston fail because of moisture in the slab. Water vapor pushes up through concrete that was never tested. Wet Gulf Coast ground and heavy humidity make that the number one reason epoxy floors peel and bubble here. A coating done right stops it for good. Jimenes Construction is a self-performing contractor with 23 years of coating garage floors, warehouses and commercial kitchens across Greater Houston. Our own crews handle every slab with epoxy, polyaspartic and urethane systems built for this climate.
The fix starts down in the slab itself. Our own crew grinds the concrete, then runs relative humidity probes and a calcium chloride test before we quote. Then the system we price matches what the floor actually needs: epoxy, polyaspartic or urethane cement. A moisture-mitigating primer goes under it when the numbers run high. Twenty-three years of coating garage floors, warehouses, showrooms and commercial kitchens across Houston means no brokered crews and no hand-off to a paint sub.
If your slab is chipped or spalled, our concrete repair and restoration crew makes it sound first. For a brand new pour we set the base with concrete slabs. When you want color and pattern beyond a flake floor, see decorative concrete.
Coverage
Each floor gets the system that suits its moisture reading and its daily use. We install all six in house.
High-build epoxy for garage floors, warehouses and shops. A tough, seamless surface that shrugs off forklift traffic, oil and dropped tools.
Fast-cure, UV-stable topcoats that go down and come back to traffic the same day. They hold their color and do not yellow in the Houston sun.
Vapor-mitigating primers for slabs with high moisture vapor transmission, the top cause of coating failure on the Gulf Coast.
Urethane cement floors for restaurants, breweries and food plants. They take hot water, grease and daily wash-down without breaking down.
Broadcast flake and quartz systems for retail floors, auto showrooms and distribution space that needs to look sharp and wear hard.
Aggregate broadcast for grip on ramps and wet areas, plus flake, metallic and quartz finishes when the floor has to look good too.
Our Process
Five steps, the same on a two-car garage and on a forty-thousand square foot warehouse. Call (832) 576-3278 to start at step one.
We check the slab, look for old coatings and oil, and run relative humidity probes and a calcium chloride test. Wet slabs get priced for mitigation.
We diamond grind or shot blast the slab to an open profile. Cracks, joints and spalls get patched so the coating bonds to sound concrete.
Where the moisture readings run high, a vapor-mitigating primer goes down first. Then a base primer keyed to the slab and the finish coat.
Base coat rolled and back-rolled, flake or quartz broadcast to refusal, then the topcoat. We schedule each coat to the pot life and the shop heat.
We check film thickness and slip resistance. The floor cures to foot and vehicle traffic times. Then we walk it with you and hand over the warranty.

Engineering & Compliance
On the Gulf Coast the slab fights back. We test it and prep it, so the coating stays down.
Why Jimenes
Coatings fail at the hand-offs. Our own crew grinds, patches, primes and coats, so nothing is lost between a prep sub and a coating crew.
Most peeling floors in Houston were never tested. We run the humidity and chloride numbers first, then price the mitigation the slab actually needs.
A coating grips the open profile that grinding cuts into the concrete. We grind or shot blast to the right texture, so the finish bonds and stays down for years.
Prep, mitigation, primer, coats and topcoat each get their own line. You see what you are paying for, and change orders are signed before the work.
Credentials
Texas does not license concrete contractors, so we send the insurance certificate with every proposal. Here is what a coatings contractor in Houston can actually show you.
Where We Work

Good Questions
Still not sure? Call and talk to the person who will grind and coat your floor.
Talk to a BuilderThere is no flat rate. A two-car garage and a warehouse floor price two different ways. Five things move the concrete coating cost:
Both work, and we often use them together. Epoxy makes a thick, tough base coat. Polyaspartic is the topcoat that cures fast and holds its color in the sun. A polyaspartic floor can take foot traffic in a few hours and your car the next day, which suits a garage you need back quickly. For color and pattern beyond a flake floor, see our decorative concrete page.
Most garage floors are a one or two day job. We grind the first day, then coat. With a polyaspartic topcoat you can usually walk on it in hours and park on it in about a day. Epoxy needs longer to cure before vehicles. Houston heat shortens the working time of the material, so we place it in smaller batches to keep the finish even.
Almost always moisture, then bad prep. Houston sits on the wet Gulf Coast, and water vapor pushes up through the slab. If the floor was never tested, that vapor lifts the coating off. We run humidity and calcium chloride tests first, and add a vapor-mitigating primer when the numbers are high. A smooth, unground slab peels too, which is why we grind or shot blast every floor.
Usually, yes. We grind off old sealer and coatings, then patch cracks, joints and spalled spots so the coating bonds to sound concrete. If the slab is broken up or flaking apart, our concrete repair and restoration crew fixes it first. A coating hides small flaws, but it cannot bridge a slab that is coming apart.
It does not have to be. A smooth topcoat can be slick when wet, so on ramps, entries and wash-down areas we broadcast an anti-slip aggregate into the coating for grip. We match the texture to how the floor gets used, then check the slip resistance before we hand it over. Tell us if the space sees water or grease and we will build in the traction.
